Trades and construction. "Bathroom renovation cost guide for Newton Abbot homes." A four-to-six page PDF with realistic price ranges, what's included at each tier, what to avoid, and three case studies with photos. Captures homeowners six months before they actually book.
Hospitality and tourism. "Hidden walks within 30 minutes of Teignmouth" or "Family days out on the English Riviera in winter." A useful guide that has nothing to do with selling rooms but earns the email address. Then drip a once-a-month newsletter with seasonal availability and offers.
Retail. Discount code in exchange for the email — clean and simple. Then weekly "new arrivals" emails. Works for everything from gift shops to specialist suppliers.
Professional services (accountants, surveyors, solicitors). A short, useful guide on a recurring client question. "What Devon landlords need to know about EPC rules in 2026." "Self-employed allowable expenses for trades." "Buying a property on Dartmoor — the planning gotchas." These convert at higher rates because they self-select serious enquirers.
Health and beauty. A checklist or quiz. "Find your skin type in 60 seconds." "Pre-wedding hair-prep timeline." Quizzes specifically work well because the result is shareable.
What doesn't work
Generic ebooks scraped from blog content. "Ten tips for happiness." "How to start a business." Anything that reads like it could have been written by anyone for any audience. The conversion rate on those is typically 0.5% or worse, and the unsubscribe rate after the first email is brutal.
The rule is: be specific to your customer, your sector, and your local area.
